Overall Project Vision (based on Wolf Creek Park Market Analysis)
The development of Wolf Creek Park is based on finding a compatible balance of industrial, residential, educational, business, environmental and recreational components. A sensitivity to both the physical and functional integration of all components of the development is a key project objective.
As such, the "Wolf Creek Park Live, Learn, Work and Play Community" is designed around quality of life issues commonly identified as important by companies looking to expand or relocate to an area. Careful analysis of the economic and locational data yields significant opportunity to build a manufacturing base cluster which provides products to the local and east coast outdoor goods markets. Further, study indicates that a significant number of companies engaged in these enterprises place a very high priority on a "sense of place" where productive employees can have easy access to the outdoor activities associated with the use of these products.
Complementing with the manufacturing base which will anchor the Wolf Creek Park Community, are educational and training opportunities fitting homogenously with the outdoor products industry - an environmental research center focusing on water quality issues endemic to mountain streams and rivers (with associated learning opportunities for school groups); a hospitality training center which develops a quality employee base for the industry; an extreme sports training center which focuses on the physical training needs of elite athletes using the outdoor products manufactured at Wolf Creek Park while also providing opportunities to the general public to experience use of those goods; and quality housing reflective of not only the Wolf Creek Park environment, but also of Fayette County and southern West Virginia at large. At build-out, Wolf Creek Park will contain the following components:
21 Manufacturing Sites ranging in size from 10 acres to one acre, 60 Single Family Home Sites ranging in size from 2 acres to ½ acre, 36 Town House Units (12 per acre), Retirement Community with 75 individual units and 48 assisted units, Extreme Sports Training Center with associated dorm, six cottages and a lodge, Community Facility anchored around Hospitality Training Center, Environmental Learning Center and Community Building and Conference Center, Retail Center of 5 plus acres with specialty products produced on site and to meet needs of workers and residents and the surrounding community.
